GET MORE SIGNINGS! | What's working for me as a BRAND NEW Loan Signing Agent

Hey Everyone, I’ve seen a couple comments and heard a couple stories from people that they really resonated with my feeling down video because they are feeling the same way. Hopefully as you can tell from that video, I can completely understand where you’re coming from if you’re in that position, but I hope to be able to help you get uplifted and feel like you’re moving forward in your business, instead of continuing down a spiral which is SO easy to do when you’re feeling down and don’t have actionable steps to take to make improvements on a huge project like stating your own business.

...from my other videos and articles, I had been waiting for my background screening to clear, and although it FINALLY did, the signings didn’t pour in like I expected them to. BUT i’m going to tell you EXACTLY what I did to get noticed in the sea of loan signing agents, so that you can start getting more signings too.

No Rush of Signings...

So yes, if you noticed from the intro my background screening FINALLY came back on January 15th. WOW it took forever, almost a month! I was feeling really discouraged and was feeling down but it finally came through… but even when it did, I started updating the signing services I had starting registering my profile for, ready with anticipation that my phone would really start ringing off the hook…

But it didn’t really,

The week before my screening had come in, my phone had been pinging notifications consistently all week. But of course once I got the screening results in, it seemed like all went quiet.

How Did I Start the Phone Ringing?

So I started doing things that i knew would again, move my business forward, and just started taking things one step at a time. And Here’s what I did to get more signings:

First, I continued to register for signing services. At this point, I don’t even know how many I’ve registered for but I know that it feels like a lot!

But I want to make sure that you understand, I'm not just filling out the profile on the signing service, and considering my job done. Once I've registered on the website, I try to find the phone number so that I can reach out directly to the company.

I have a script that I’ve developed based off of Mark’s advice that I learned in the loan signing system, but I keep it simple. I just let them know that I”m a new agent in the area, and I’m flexible and knowledgeable, and I talk to them about the things that I know are important to have a successful signing, and I just ask if they could mark me as a preferred agent.

The responses I've gotten have ALWAYS been positive. I’ve had several people tell me right on the spot, that yes, they would mark me as a preferred signing agent.

So that was a step I could work on while I waited for the inevitable signings to start coming in… and they totally did. Within a few days I started getting notifications pretty consistently from NotaryGo.

I did a video on my experiences with NotaryGo explaining why I’m using them and why I’ll continue to use them as I develop my loan signing skills. But they definitely have been reliable at this point in sending signings.

What I Do When The Phone Does Start Ringing

So the next thing I did, is that when NotaryGo or any other service sends a notification, I always say yes! A lot of these signings are farther than I want to go, I’ve driven 1.5 hours pretty commonly, but even once drove 2 hours, just to keep getting the experience.

But... I'm accepting and doing these signings for a specific reason... getting these first signings is difficult! Companies have a lot riding on your work, and they don't know that they can trust you, they don't know if you're reliable.

So my strategy has been to just take those jobs! It's okay if it's too far to drive, it's okay if the pay is not enough, the experience is the most important thing to me. Also, Each time I accept an assignment, and complete it, I'm building a relationship with these signing services, and because of the work I'm doing now, they'll know that they can depend on me.

And next is a pretty simple, but very REALLY effective tool I’ve been doing to get more work.

I pick up the phone and call them!

All of these signing services are assigning jobs to notaries, are just a scheduler getting responses back with a bunch of people saying they're available, and the scheduler then has to go through the list of notaries and pick a random notary to do their job.

I would think that it's most likely that a scheduler is just going to pick a notary based on the number of successful signings they have completed, and that's going to work against you if you're a brand new notary just getting started like I am.

But if you pick up the phone and call, and say that you just saw that the signing was available, and let them know that you're well-trained, and you would love to do this job for them.

Each time I've reached a person after calling a signing service, I've heard only two different responses from the scheduler:

1. Oh I'm so sorry I already assigned that signing to another notary
Or
2. Sure! You can have it!

Next, there are a couple of other things I've been doing once I get that signing.

First, when I get the documents I print them out and then thoroughly look through the documents, and I come up with some questions so that I can call either the escrow officer or the loan officer for clarification.

I also ask them for their after hours phone numbers and the email addresses. Most of the signings I'm doing are after hours, and I want to be sure that I can reach someone if any questions come up.

They’re always happy to hear that I’m interested in making the process work well, and that I’m making an effort to help the transaction go smoothly.

Then, once I’m done with the signing, I follow up! I’ll just do a quick text to let them know that everything went well with the signing.

And then when I drop documents the following day, I shoot them a quick email or text with the receipt so that they know that their important documents are on the way.

Lastly, I'll call or email the next day and just let them know that since it was the first time I had done any work for them, I just wanted to see if everything was done well, and ask if there is anything they'd like me to do differently for FUTURE signings.

Every time I've followed up this way, the escrow officer ALWAYS expresses their gratitude that I"m following up and checking on the work. Finally, when they express their appreciation, I let them know that anytime they have a signing in my area, I'll be available for them, and I ask them to mark me as a preferred signer in the system.

I would have to say, that if I was going to boil down what EXACTLY is getting me more signings today, as a brand new loan signing agent, is picking up the phone. Picking up the phone is building relationships, and letting people know that you care about this process, the client, and everyone involved.

Picking up the phone has lead to some really interesting things happening to me.

Some Really Cool Things Have Happened...

I called one signing service to ask about how to register, and if they needed new agents in the area, and I spoke with the owner of the company, and he was OVERLY eager to get me registered.
He said that they had just gotten a new company and expected about 3000 new signings per month, and that they were desperate for new loan signing agents to help fill that gap.

She sent me all the documents I needed to get registered, and followed up with me repeatedly over the next few days to get me signed up.

That tells me that signing services are desperate to get GOOD notary signing agents to do jobs for them!

Another thing that happened to me, is that I was in the middle of a signing, and the client had a question but I couldn't reach the loan officer, so I called the signing service.

The owner of the signing service answered, and together we were able to work out the concern with the client.

The owner asked me if I could call him back after I was done with the signing and of course I was glad to.

When I reached out to him afterwards, he told me that he was really impressed with the way I handled myself on the call, and that I was really gracious and explained the situation very well to the clients, putting them at ease. He said he could tell I was confident and comfortable in the situation and he wished he had more people like me on his team.

Ultimately he offered me a job! He asked if I could make myself available for loan signing agents to call with questions when they were in the field closing loans. I did decline the offer, but it was really awesome to get that offer, and it made me feel great! It also reinforced the fact that I'm doing a good job, I'm valuable, and people need good loan signing agents!

​Can You Do the Same Things and Get More Signings?

The  answer is YES!

You can do all of these steps too and absolutely get more signings.

First, register for more signing services. Watch the video below and at the end I'll show you how to quickly find more than 100 services you can register for today!

Then, once you've registered, start calling! Pick up the phone and let them know that you're smart, willing and able, and you'll get those signings coming in. They may not be the ideal signings, but doing the hard work is how you get experience and build the foundation of a business.

Finally, follow up with the important people, the people who make the decision to hire you. Build relationships with them and make their job easier by letting them know that you care about their business, about their clients and about them.
